Understanding Flat Roofs

Flat roofs, also known as low-slope roofs, are commonly found in commercial settings but can also be appropriate for residential buildings. While they appear flat, they have a slight slope for drainage. Proper installation of a flat roof is important to ensure its longevity and prevent leaks.

Most roofing used on moderate and steep-slope roofs, such as shingles, is installed overlappingly to shed water. The roofing used on low-slope and flat roof surfaces must be installed in a waterproof manner, as the minimal slope will result in slower water runoff or even ponding in many cases. For this reason, roofing products used on steeper slopes are generally not suited for the lower slopes or, at least, they cannot be installed in the same manner. Fortunately, there are many products specifically designed for use on low-slope or flat roofs.

Because of the slower runoff or potential for ponding, low-slope and flat roofs are more prone to leakage than steeper roofs, and proper installation is essential. They also require more maintenance than most steep-slope roofs and must be checked regularly. However, since low-slope and flat roofs are often neither readily accessible nor visible to homeowners, maintenance tends to be neglected until it is too late. When leaks occur, they are also more challenging to locate and correct.

Water ponding on any roof will increase the rate of roof wear and/or chance of leakage. Standard design criteria sometimes allow minor ponding; however, with residential construction, drainage or evaporation of any water should occur within a day of a rainstorm. Whenever possible, measures should be taken to reduce any significant ponding. In some cases, ponding may cause or be the result of roof framing settlement.

The protective coating on composition shingles is the granular surface. When hail (3/4″ to 2″) strikes a composition shingle, it damages this protective surface and, in some cases, the asphalt coating, as well as the glass mat. Wood shingles and wood shakes are punctured and or split and metal accessories are dented. Skylights, A/C vents, siding, windows, window beads, and screens are generally damaged as well.

Asphalt shingles are manufactured with a seal tab. This tab can become broken during high winds. The damage that may result could be displaced shingles, seal tabs lifted, and flying debris could gouge the roof surface. All-State Roofing, Inc. will complete the paperwork for recoverable depreciation, obtain endorsements from mortgage companies on insurance proceed checks, file supplemental claims when necessary, and, most importantly, wait for the insurance company payment. The only deposit required is the actual cash value payment from the insurance company. Once the work is complete, a payment equal to the actual cash value and deductible is due. Final payment is not due until all insurance proceeds have been received by you. All payments are subject to your contract terms. Repairing hail damage or wind damage on your property with equivalent material and quality is required and expected by your insurance carrier and mortgage holder, if applicable. Utilizing the insurance adjustment to define the scope of work insures proper replacement and repair.
